    "description": "The appointed consultant will undertake the marketing and disposal of our surplus site at Shawfair via private treaty, in line with the approved disposal strategy. The scope includes:\r\n\r\nMarketing Campaign Delivery \r\nExecute a targeted marketing campaign to attract suitable purchasers, including preparation of promotional materials, listing the site, and direct outreach to potential buyers.\r\n\r\nBuyer Engagement and Negotiation\r\nManage all buyer enquiries, coordinate site visits, and lead negotiations to secure best value and terms for the Authority.\r\n\r\nSite Investigations Coordination\r\nArrange and oversee any required site investigations in consultation with the Authority and prospective purchasers, ensuring that findings are shared promptly and transparently.\r\n\r\nPlanning Advice\r\nProvide professional planning advice throughout the disposal process, including input on development potential, planning constraints, and engagement with relevant planning authorities as required.\r\n\r\nConditional Sale Management\r\nSupport the Authority in progressing a conditional sale, anticipated to be subject to the outcome of site investigations, including advising on appropriate conditions and timelines.\r\n\r\nTransaction Progression\r\nLiaise with legal representatives and internal stakeholders to progress the sale through to completion, ensuring compliance with governance, procurement, and audit requirements.\r\n\r\nOngoing Support and Advice\r\nProvide professional advice and support throughout the disposal process, including responding to queries, advising on offers received, and assisting with decision-making at key stages.\r\n\r\nLandowner meetings\r\nAttendance at quarterly Shawfair Landowner meetings on our behalf. \r\n\r\nMonthly client meetings\r\nAttendance at monthly client update meetings. \r\n\r\nConclusion of Disposal \r\nSupport the Authority through to final completion of the sale, ensuring all contractual obligations are met and the disposal is concluded in accordance with the approved strategy.\r\n\r\nAdditional information: Framework call off through the \r\nCCS RM6168 Estate Management Services\r\nRef: EMS-43631-2025",
