    "description": "There is a fixed budget of a maximum of ?138,000 INCLUDING VAT for production of a package of surveys and reports to decarbonise and improve the energy efficiency of The Engine House, Swindon. \r\n      \r\n      This package should be consistent with Salix Phase 4 Public Sector Decarbonisation Scheme requirements including:\r\n      o Full building services condition survey following NHS methodology\r\n      o Energy Efficiency Study\r\n      o Options Appraisal for fabric and building services \r\n      o Costed Feasibility Study for fabric and building services including consideration of climate resilience in current state and for proposed measures\r\n      o RIBA Stage 2 report\r\n      o Programme of works\r\n      To aid the consultant the following documents are supplied as appendices to this Invitation to Tender:\r\n      A. The Engine House 2019 Window Survey including General Arrangement plans and elevations of the building\r\n      B. The Engine House Area Measurement Reports\r\n      C. The Engine House Asset register \r\n      The following documents and files are available if required and will be provided upon appointment:\r\n      o Aerial drone survey footage (please note that direct access to the roof is not available)\r\n      o Operation and Maintenance Manuals for the Building Services \r\n      o Building Physics Overheating model developed in IES VE and report\r\n      o Energy Demand Information/Historic Energy Consumption for 2 years\r\n      o Two years of occupancy data \r\n      o BMS data\r\n      o Government Property Agency Net Zero Programme due diligence report\r\n      o Low Carbon Heating options and thermal modelling report\r\n      o 2011 Condition Survey\r\n      o Space numbering \r\n      o Asset numbering\r\n      o Room numbering\r\n      o As-built drone photos from 2020 major slate roof repair project",
