    "description": "The works comprise the refurbishment and waterproofing of the existing sub-basement areas, including associated builders\u0027 works, drainage, mechanical, and electrical installations. The purpose of the project is to provide a fully tanked, dry, and serviceable environment suitable for long-term operational use within a high-security, heritage-listed building.\r\nThe scope includes (but is not limited to):\r\nCareful strip-out and preparation of existing finishes to expose the underlying structure.\r\nInstallation of a proprietary cavity drain and damp proof membrane system to walls and floors, complete with fixings, plugs, drainage channels, and connection to existing sump pits.\r\nCleaning and re-commissioning of sump pits, including the supply and installation of new submersible sump pumps, float sensors, discharge pipework, and a new control panel interfaced with the Building Management System (BMS).\r\nApplication of cementitious or resin-based tanking to identified areas, in accordance with manufacturer\u0027s data sheets and relevant British Standards (e.g. BS 8102:2022 - Protection of Below Ground Structures Against Water Ingress).\r\nFormation of new internal partitions, raised access flooring, ceilings, joinery, and decorations as required to reinstate the area following waterproofing works.\r\nAdjustment, modification, or reinstatement of existing building services affected by the works, including power, lighting, fire detection, and PAVA systems.\r\nCoordination with the Landlord\u0027s Facilities Management team and other ongoing building operations to ensure secure access, minimal disruption, and full compliance with Canada House site protocols.",
